1 What can be built with ICF?

You can build most structures using insulated concrete formwork to construct with examples are foundations, basements, cellars, dwarf walls, retaining walls, flooring, roofs, garages, swimming pools, schools, hospitals, shopping malls, churches, extensions, sports & leisure complex, apartment high-rise etc.

2 How high may i build to?

The rule generally is to build to floor level and once properly braced the concrete can be poured 60 to 120 CMS lifts at a continuous pour.

3 If i build with ICF will it be considered an eco/green building?

4 Does it cost more to build with ICF?

No, building with icfs does not cost more, as when you take all the factors into account, the speed of build, the strength, insulation, sound-deadening and resale value. It is cheaper than brick & block and is around 5% cheaper than timber frame.

5 Do I need training to build with ICF?

Yes, you will be required to undergo training to become an installer, it is important that training is undertaken so that you are able to keep costs down and productivity up. Normally, training takes approximately 2 days, one in the classroom the other day is taken up with putting the theory into practice.

6 Will it take longer to build my house with ICF rather than tradional building methods?

If you have a well trained team of installers who are properly organised, your house will be built quicker than the 6 to 8 weeks it takes to order a timber frame unit, not only that you do not need any expensive lifting equipment and heavy plant.

7 Is an ICF building safer than one made with timber frame?

Yes, it is a safer build with than timber frame being at least 8.5 times stronger. This means that they perform better where there is a likelihood of severe weather such as earthquakes, hurricanes, tornadoes and gales. If a fire should start icfs have up to a 4 hour fire rating. There are no toxic emissions, unlike timber frame which has to have toxic and carcinogenic substances painted on it!

8 Are ICF walls more resistant to rot and mould?

Yes, the walls do not support the growth of mould or rot as the walls are solid and filled with concrete so the entire cavity is encased. Concrete, plastic, EPS and steel are not organic so do not rot and will not encourage the growth of mildew.

9 Is it possible to add or change the ICF building later?

Yes, this can be done by using tools that you can obtain from a local hire shop. The flexibility to add or change an existing building is one of the positive features when considering using insulated concrete forms.

10 What Wall Thickness Can Be Built With ICF?

There is a comprehensive range of wall thickness generally starting from a concrete cavity of 96 mm to 700mm covers the normal range. Walls of greater width can be achieved if needed.

11 How do I obtain Latent Defects Warranty?

If you have purchased insulated concrete forms which have BBA or BRE approval then obtaining NHBC, Zurich, BLP etc., should not present any difficulties as long as you have built to the specified standards & regulations that are required.
